We all learned as kids that the best way to win the game Monopoly is to quickly convert your four green houses into a red hotel. Truth be told, the same strategy can be used for winning the real estate investing game. Specifically, economy hotels offer unique characteristics that we believe make them stand out as an ideal real estate investment compared to more traditional options like single family homes, or apartment buildings.  Here are just a few of the key benefits that we believe make them so attractive:
  1. No need for a lengthy eviction process for non-paying guests/tenants.
  2. Cater to 90% of the public, typically working class demographics that make these hotels more resistant to the ups and downs of the overall economy.
  3. Hotel valuation is based strictly on a gross income multiplier of around 3X.  Every dollar of new revenue generated raises the value of the property by $3, allowing for a shorter period to increase overall value and dispose of the asset for capital gains.
  4. Most hotels have multiple streams of income that include: laundry, vending, restaurants, bars, meeting rooms, etc. that add to the bottom line income.
  5. Room rates can be adjusted daily to reflect true market demand and maximize occupancy/revenue.
