"Last year I bought 2 properties with Doug, both of which happen to be in Jackson MS. Overall, I would rate the entire purchase experience 5 stars out of 5. That's because everything Doug has laid out in his marketing are both sound and true. No fluff. Plus he doesn't mislead or prop up any figures just to sell his program. He has always been very conservative in all his advices and even cautions on things to expect, not just as a 'purchaser' of real estate property, but eventually as a 'landlord' as well. I have personally met Doug 3 times (or maybe even more) and he's always been very patient in educating me, addressing my endless barage of questions, and managing my expectations as well.
The numbers they estimated for my properties were pretty spot on. Once the properties were re-financed with the conventional bank, I had no money out-of-pocket, and eventually just paid the $4,000 fee that they advertised upfront. Plus, of course, the cost of home inspection ($300 to $400). That's it. There were literally no surprises.
I wound up owning 2 real estate properties, collectively appraised for $164,000 for little more than $8,600 total out of pocket. Not bad at all.
And both properties were in good condition, and both were already renting at $829 and $820, which gave me a comfortable $270 & $350 +cashflow, after mortgage, taxes, insurance, and property management. I then save this
money for vacancies and repairs that will inevitably come up in the future.
Bottom line, you may ask, ... would I buy more properties from Doug? The answer is a resounding yes.
